Real Estate Deals During Recession

Many of us have been hit hard by the current recession. Some of us have lost our jobs, some our homes, some our retirement savings. Some have lost all of the above. While some young adults have had to postpone plans for college, some college grads have gone back to school. Most of us are just trying to get through each day in the best way we can. We are raising our kids, spending quality time with our families, and just generally appreciating what we have.

When the recession first began, the housing bubble burst. What occurred was many banks and other lending institutions gave loans on properties to people that probably should not have qualified. In boom areas like parts of California and Arizona, the property values were skyrocketing at never before seen rates.

Many people used the loose requirements of these banks and the increasing property values to their advantage. They would get loans for multiple properties at once, sometimes on new construction and sometimes on existing home sales. They would lock a deal in to purchase a home at a certain price and then push back the closing date as far as possible. Once they did close on the home some two plus months later, the value of the property would have increased tremendously. These people were betting that by the time they took ownership of the property its value would have increased enough to flip it at a handsome profit. For a while they were right. This was hedging.

Soon afterwards, the supply caught up with demand, the banks tightened their requirements, and the new owners began finding themselves upside down in their properties before the ink dried on the contract. When this began to occur, buyers first began walking away from deals by refusing to close. While they could be sued for specific performance, the lenders rarely pursued this course of action. Later, the buyers began simply walking away from these extra properties when they couldn’t make the payments.

There were instances where people would have paid four hundred thousand for a house that was worth three hundred thousand six months later. Needless to say, this was a less than ideal situation. Many made a small fortune hedging on properties and many lost their shirt. I am glad to say that I did not partake in the housing market in southern California or Arizona in the past five years. While I could have made a killing, I could just as easily have lost it all.

Now that we’ve covered the ebb of the situation, let’s talk about the flow. The market has stabilized. The huge surges in prices in this area have receded back to normal levels. While those that bought their homes during this boom may have realized depreciation in their home values, if they retain it long enough they will likely level out. If they bought the property on a thirty year note and hold it all thirty years, they will certainly be able to sell without bringing their checkbook to the closing table.
With all that being said, if you are in the market for a home in either California or Arizona markets, you can certainly take advantage of prices that are perhaps a third of what they were three years ago. I urge you to contact your local Realtor to discuss your options.

If you’re like most people, you may think that bass traps have more to do with fishing than with home theater acoustics or that Owens Corning 703 goes in the attic to help keep the house warm instead of in the listening room to add warmth to your music. You’d be wrong on both counts. Both are acoustic room treatments used to help make sure that you are getting the performance that you paid for from your home theater or stereo system.

Getting the right electronics equipment is a good start for a home theater or music system, but it is by no means the end of the job. The audio produced by any music or home theater set-up is strongly affected by a phenomenon called room acoustic effects. The room effects can change and distort the sound waves that are produced by your system between the time they leave the loudspeaker and the time they reach the ears of the listeners in the room. Furthermore, they can exert a different type and level of distortion to every different listening position in the room, making adjustments or corrections with an equalizer completely ineffective in restoring the original sound.

Instead of changing the sound of your systems and hoping that the room will fix it, the system should be set to provide the purest sound possible and then steps should be taken to remove the room from the acoustic equation altogether. Every room is an echo chamber. The walls, floors, and contents of a room affect the sound waves that travel through it, by absorbing some, and reflecting others at varying levels depending upon the frequency of each wave. By the time the sound reaches the listener, the tonal balance can be entirely different that it was when it left the speakers. The fix is to make the surfaces in the room, or at least the worst offenders, uniformly absorbent so that they do not alter the balance of frequencies.

That’s where Owens Corning 703 comes in. Owens Corning 703 is an acoustically absorbent rigid panel that can be placed over the most highly reflective solid surfaces in the room, typically, the walls. It need not line the entire room, but can be placed at strategic locations to knock down the strongest reflections that are directed toward the listening area. By reducing these echoes and restoring the tonal balance, vocal clarity can be greatly increased while perceived harshness and fatiguing brightness can be dramatically decreased.

Bass traps help to correct another acoustic issue found in most home theater rooms. Standing waves occur when very long bass tone sound waves are folded back upon themselves resulting in areas in the room that experience extremely high boosts to the bass level and other areas that are subject to too little bass due to bass cancellation. Bass traps, absorb these waves in the areas most likely to create problems, generally the corners of the room.

Room acoustic treatments are designed to render the room acoustically inert, so that all you hear is the sound the way it was originally recorded.

Oklahoma Although one of the youngest states in the nation, Oklahoma is a land that reaches far back in time. Oklahoma’s recorded history began in 1541 when Spanish explorer Coronado ventured through the area on his quest for the “Lost City of Gold.” The land that would eventually be known as Oklahoma was part of the 1803 Louisiana Purchase.

Beginning in the 1820s, the Five Civilized Tribes from the southeastern UnitedTrail of Tears Statue States were relocated to Indian Territory over numerous routes, the most famous being the Cherokee “Trail of Tears.” Forced off their ancestral lands by state and federal governments, the tribes suffered great hardships during the rigorous trips west. The survivors eventually recovered from the dislocation through hard work and communal support. Gradually, new institutions and cultural adaptations emerged and began a period of rapid developments often called the “Golden Age” of Indian Territory. Following the destruction of the Civil War, Oklahoma became a part of the booming cattle industry, ushering in the era of the cowboy. Western expansion reached the territory in the late 1800s, sparking a controversy over the fate of the land. Treaties enacted after the Civil War by the U.S. government forced the tribes to give up their communal lands and accept individual property allotments to make way for expansion. There was talk of using Indian Territory for settlement by African-Americans emancipated from slavery. However, the government relented to pressure, much of it coming from a group know as “Boomers,” who wanted the rich lands opened to non-Indian settlement.

Oklahoma Land Run

The government decided to open the western parts of the territory Oklahoma Land Run to settlers by holding a total of six land runs between 1889 and 1895. Settlers came from across the nation and even other countries like Poland, Germany, Ireland and Slavic nations to stake their claims. And African-Americans, some who were former slaves of Indians, took part in the runs or accepted their allotments as tribal members. In the years that followed, black pioneers founded and settled entire communities in or near Arcadia, Boley, Langston and Taft.

On November 16, 1907, Oklahoma became the 46th state.Oil Wells Statehood had become a sure thing, in part due to a discovery which made Oklahoma the “place to go to strike it rich” — oil. People came from all parts of the world to seek their fortunes in Oklahoma’s teeming oil fields. Cities like Tulsa, Ponca City, Bartlesville and Oklahoma City flourished.

Many young families display their family tree on a wall in the family room of their house. The stylized rendition of the results of a detailed genealogical study is a point of conversation and fascination for friends and family members alike. In many cases, the detailed accounts of the ancestry of the family who were begun in response to the birth of a new baby, or at least that is the excuse.

“Let’s do genealogy study so we can, someday, tell our baby all about the history of our families and how she (or he) came to be born,” one of the parents will say. The other will readily agree. Both of the parents, in reality, are secretly hiding the fact that they have always wanted to see their own ancestry traced. The baby will, no doubt, one day want to know her own family history as well, so neither parent feels guilty about hiding their secret motivation from the other.

There are several ways in which a family or an individual can acquire their extended family history. The easiest, of course, is to hire a professional genealogist. There are individuals and companies, skilled in tracing family lineages back through the ages and across national borders. They are well versed in the types of public records available and they know the techniques of finding and following them. The can overcome a generation of missing records that may have been caused by the loss of records from some historic event such as the burning of a medieval county courthouse and all its records. This method, aside from being the easiest, is most likely to produce a good genealogical record highlighted with stories of the famous historical events with which the family’s ancestors had some connection, assuming that a good company is selected.

Others prefer to learn how to track genealogy themselves, either taking a course in the subject or learning from others who know the tricks of the trade. This allows the researcher to pursue their ancestors across the tracks of time as quickly or a slowly as time permits. Often it is a project of some years’ duration, but a very satisfying one. As each prior generation reveals itself, along with background information about relatives long passed, it is like reading another chapter in a favorite novel. It has more personal meaning than any novel, though, since the characters are not only real people, but are all related to the person for whom the story unfolds.

Indeed, many who undertake to learn how to conduct genealogical research find that it turns into a lifelong pursuit. The further back in time one goes, the greater the number of paths there are to follow, and of course, each of them could eventually stretch back to the limits of human history, or at least to the limits of human record-keeping. Once available records in the past have been exhausted, each pathway branches similarly in the opposite direction until all one’s thousands of distant relatives of today are revealed.
